Assessment of the Existing Façade Joints

Before commencing the replacement work, our team assessed the designated sections of the Menara IIB façade. The condition of the existing silicone, joint configuration, surrounding materials and accessibility of each work area were considered.

This assessment helped determine the suitable removal and application process. Areas requiring attention were identified and organised into a systematic working sequence.

Removal of Old and Deteriorated Silicone

The freshly applied silicone was tooled to produce a consistent finish and support effective joint coverage. Each completed section was visually inspected for gaps, discontinuity or irregular application before the team progressed to the next work area.

Environmental conditions were also considered during application. Rain, excessive moisture and unsuitable surface conditions can affect sealant installation and curing. Work was therefore planned around appropriate weather conditions wherever possible.

Specialised Rope-Access Operations

Many of the affected façade joints at Menara IIB were located in elevated areas that could not be reached easily using conventional methods. Specialised rope access provided an efficient way for trained technicians to reach these locations while minimising the need for large scaffolding structures.

Before work began, suitable access positions and rope systems were established. Harnesses, connectors, ropes and other personal protective equipment were inspected, while tools and sealant materials were secured to reduce the risk of dropped objects.

Controlled zones were implemented below active work locations where necessary. Weather conditions, particularly rain and strong winds, were monitored throughout the project to support safe work-at-height operations.
