PJ8 Tower is a major commercial development comprising four building blocks with extensive external façade areas. With a total project value of approximately RM1.6 million, the assignment involved cleaning the exterior surfaces and replacing deteriorated façade sealant with high-grade DOWSIL silicone.

The completed silicone works were supported by a 10-year warranty in accordance with the agreed project terms, providing the building owner and management team with greater confidence in the long-term performance of the treated joints.

A Comprehensive Four-Block Façade Project

Managing façade works across four separate blocks required detailed preparation and close coordination. Each block had its own elevations, access conditions, façade configurations and levels of contamination or sealant deterioration.

Before work commenced, our team assessed the designated façade areas and developed a systematic work sequence. The project was divided into manageable zones, allowing technicians to progress efficiently while maintaining consistent workmanship across the entire development.

Access locations, ground-level activities, pedestrian movement and building operations were considered during the planning stage. This helped reduce disruption to occupants and allowed suitable safety controls to be established below active work areas.

Professional External Façade Cleaning

The façades had been exposed to dust, rainfall, humidity, traffic emissions and atmospheric pollution. Over time, these contaminants created dirt deposits, streaks and watermarks across the external glass and other building surfaces.

Our team cleaned the designated areas section by section, focusing on removing accumulated environmental dirt and restoring a cleaner, clearer appearance. Attention was given to glass panels, window frames, ledges, corners and joints where dirt commonly gathers.

Cleaning the façade also helped prepare the surfaces for closer inspection. Once the dirt had been removed, the technicians could more clearly identify sealant lines showing visible signs of deterioration.

The completed cleaning work improved the development’s overall presentation while supporting the subsequent silicone replacement process.

Removal of Deteriorated Silicone Sealant

External silicone plays an important role in sealing the joints around glass panels, window frames and other façade components. It must remain flexible and properly bonded to accommodate normal movement while limiting the entry of rainwater and moisture.

Prolonged exposure to sunlight, heavy rain and temperature changes can cause old sealant to crack, shrink, harden or separate from the joint edges. Applying new sealant directly over deteriorated silicone would not provide an acceptable result.

Our technicians carefully removed the existing failed sealant from the designated joints. Loose material and residue were cleared, and the joint surfaces were prepared for the new application.

Careful preparation was essential because the quality of a silicone replacement depends not only on the sealant itself but also on the condition and cleanliness of the surfaces to which it must adhere.

Application of High-Grade DOWSIL Silicone

Following surface preparation, high-grade DOWSIL silicone was applied to the designated external façade joints. The sealant was selected to meet the project’s performance requirements and provide dependable resistance to weather exposure.

Each joint was filled carefully to achieve suitable contact with the adjoining surfaces. The newly applied silicone was then tooled to create a neat, continuous and consistent finish.

Completed sections were inspected for gaps, irregularities and discontinuity before the team progressed to the next zone. Application conditions were also monitored, as rain, surface moisture and unsuitable weather can affect sealant installation and curing.

The silicone replacement works were delivered with a 10-year warranty, subject to the agreed warranty scope, conditions and maintenance requirements.

Specialised Rope-Access Operations

The height and configuration of the four PJ8 blocks meant that many façade sections could not be reached conveniently using conventional ground-based equipment. Specialised rope access enabled trained technicians to reach elevated and difficult locations while minimising the need for extensive scaffolding.

Ropes, harnesses, connectors and other safety equipment were inspected before use. Tools and materials were secured to reduce the risk of dropped objects, while exclusion zones were implemented below active work areas where necessary.

Weather conditions were closely monitored throughout the project to ensure that work-at-height and silicone application activities were performed only under suitable conditions.
